What is a pre-qualification letter and why do I need one? +
Pre-qualification involves a credit pull, income documents, and underwriter review. A pre-qualification letter shows sellers that a lender has reviewed your financial information and believes you qualify for a home loan. In Arizona, it is typically required when submitting an offer.
What documents do I need to get qualified? +
Typically: recent pay stubs, two years of W-2s or tax returns, two months of bank statements, and permission to pull your credit. The exact list depends on your situation. Alec will walk you through what's needed on your first call.
How long does qualification actually take? +
It depends on how quickly you can provide documents and how straightforward your income situation is. Some files move fast. Others take longer once underwriting is involved. Alec will give you a realistic timeline based on your situation, not a generic promise.
How much do I need for a down payment? +
Depends on the loan type. FHA loans go as low as 3.5% down. VA loans require $0 down for qualifying veterans. Conventional loans can start at 3–5%. We also offer down payment assistance programs specific to Arizona. We'll find what fits.
Can I actually afford to buy in Phoenix right now? +
Phoenix has homes across a wide price range and there are programs that help buyers who think they can’t qualify. The only real way to know is to look at your actual income and savings. Use the calculator above to get a rough sense, then let's talk.
Why do I need to be qualified before working with an agent? +
In Phoenix's market, sellers expect offers backed by a qualification letter. Without one, your offer won't be competitive. It also means you only tour homes in your actual price range, no wasted time on houses you can't buy.
